Architectural Concept

The main architectural concept of the project is based on the design of multiple internal gardens at different levels, positioned between the various functions of the project. Each garden, with its own distinct dimensions and characteristics, creates controlled green microclimatic spaces throughout the complex, while also providing views from within the project toward key landmarks of the city and making the overall building mass more permeable and lighter.

The advantages of this concept include:

• Following the traditional central courtyard typology within a high-rise building through the introduction of sky gardens.
• Repetition and Plurality of voids to avoid the solidity of the building mass. (Considering that the surrounding context of the project site is predominantly low-rise, the complex, with its two tall blocks, would otherwise appear out of scale with its surroundings. To moderate this condition and visually lighten the building mass, a porous form composed of multiple gardens has been developed.)
• Creating maximum internal shading.
• Increasing permeability for users at different levels of the building.
• Creating diverse views at the human scale through the openings within the building form toward the surrounding views, including the Holy Shrine of Hazrat Masoumeh (SA) and Qom Mosalla, while avoiding the obstruction of visual connections that would result from concentrating the building mass in a single area.
• Capturing airflow within the voids to create desirable environmental microclimates.
• Allowing indirect natural light to penetrate deep into the interior spaces.
• Providing separate access to the different functions and logically separating them while maintaining their formal coherence.

The most important characteristic of the project is the independence of each individual function despite the considerable complexity of the project as a whole. Each function can be accessed independently. Projects of this kind must operate in the most efficient manner possible. In other words, in addition to its conceptual identity—the sky gardens—and its presence as an urban landmark, the project responds to its various functions in a simple and accessible way, allowing it to become a functional landmark in the minds of its audience as well. Independent and dedicated circulation routes have been provided not only for the hotel and office sections, but for all functions within the complex.

The Shahid Kazemi Mixed-Use Complex in Qom is divided into two blocks by the main street, Shahid Kazemi Street: Block A to the north and Block B to the south. Block A has nine floors, while Block B has eight floors due to considerations regarding overlooking. The two blocks are connected both at the basement levels and on the upper floors.

Spacial Organization

The project consists of four main sections: commercial, office, hotel, and conference halls. The commercial section extends from the second basement level to the second floor of both blocks and has a total area of 37,544 square meters. The hypermarket is located on the second basement level of both blocks and covers an area of 8,373 square meters.

The hotel section, with favorable views toward the Holy Shrine of Hazrat Masoumeh (SA), occupies the fifth through eighth floors of Block A and has an area of 16,002 square meters. At the fourth-floor level, this section is connected by a bridge to the southern block and the food court area, and together with the various adjacent gardens, provides a pleasant environment for visitors. The office section occupies the fifth through seventh floors of the southern block and has an area of 15,197 square meters. The office spaces are located within Block B.

The hotel’s administrative department, together with its lobby and reception area, is connected to the administrative section of the complex through three intermediate wings. On the seventh floor, this section is also connected to the hotel’s café and restaurant to accommodate formal and administrative meetings. The conference halls are located on the ninth floor of Block A, covering an area of 2,366 square meters. Terraces on the roof of the eighth floor of Block B serve both the restaurant and the conference halls on the ninth floor of Block A.

In addition to these main functions, the complex incorporates several supporting facilities, including a reception hall (3,540 square meters), specialized clinics (2,117 square meters), a medical clinic (2,567 square meters), sports facilities (8,294 square meters), an amusement park (6,247 square meters), a hypermarket (8,373 square meters), book city (1,137 square meters), a restaurant and café (1,303 square meters), a food court (3,682 square meters), and a prayer room (860 square meters). Each of these facilities has its own separate access.

The various spaces within the complex are surrounded by multiple internal gardens. The gardens provide several benefits, including a favorable microclimate created through shading and humidity regulation. In addition, the greenery of the trees helps introduce a sense of freshness into the dry, desert urban fabric of Qom. Beyond providing internal open spaces and views toward the city’s landmarks, these gardens also create gathering spaces for the public. These green voids help maintain visual continuity and prevent users’ views of the surrounding areas from being obstructed.

The complex has 15 entrances at ground-floor level, four of which are dedicated to the commercial section. Of these four entrances, two are located along the northern and southern streets of the complex, while the other two are situated on the project’s internal street, Shahid Kazemi Street. In other words, two commercial entrances have been designed for each block. The commercial floors extend from the first basement level to the second floor. The hypermarket is located on the second basement and is accessible from the second-basement parking area. The other 11 entrances are located on different sides of Blocks A and B, each providing independent access to one of the various functions on the different floors.

Block A Entrances

• The entrance to the conference halls, together with a large lobby, is located on the northern side of Block A. Visitors can reach the convention center on the ninth floor via eight elevators.
• The entrance to the hotel and rooftop restaurant is located on the northern side of Block A, at ground-floor level, near Saheli Street. An initial lobby is provided on this floor, while the main lobby is located on the fifth floor and is accessible via eight elevators. From this floor, hotel guests can then use nine elevators to move between the hotel’s different floors, from the fifth to the eighth.
• Seventeen elevators serve the amusement park, food court, and commercial areas from the ground floor and parking levels.
• The entrance to the healthcare section is located on the western side of Block A, along Saheli Street, and can be reached via four elevators at the mezzanine level of the second basement.
• The entrance to the specialized clinic is located on the western side of Block A, along Saheli Street, and is connected to the third floor by three elevators.

Block B Entrances

• The office entrance is located on the ground floor, on the southern side of Block B, and is designed with a security checkpoint and a lobby. Users are transported from this entrance to the fifth floor by eight elevators, from where they can access the office floors (the fifth through seventh floors) via ten elevators.
• The sports entrance is located on the ground floor, on the southern side of Block B, and features a dedicated lobby and three exclusive elevators. These three elevators transport users to the sports section on the fourth floor.
• The entrance to the medical section is located on the ground floor of Block B, facing Saheli Street. The elevators transport users to the medical section on the first basement level.
• The exhibition entrance is located on the ground floor, on the southern side of Block B, and provides access to the eighth floor via three elevators.
• The entrance to the reception hall is located on the northern side of Block B, facing Shahid Kazemi Street. Four elevators transport users to the fourth floor.
• The entrance to the book city section is located on the western side of Block B, facing Saheli Street. Users can access the third floor via three elevators.
